Three client journeys, in outline.

Relocation from Overseas

A senior executive arriving from Dubai with a two-week window before starting a new role.

Challenge

The client had no prior experience of the KL property market and very limited time. Initial online research had produced a list of over forty properties without clear differentiation, and several had already been let by the time enquiries were sent.

Approach

An initial video consultation was held before the client arrived. The advisor prepared a shortlist of four properties across Hampshire and KLCC based on the client's stated priorities: high floor, quiet building management, proximity to KLCC. All four were visited in person before the client's arrival.

Outcome

The client viewed all four properties across two afternoons and signed on the third. The full process from initial contact to signing took eleven days. The client subsequently enrolled in the Concierge Programme and renewed the tenancy at the end of the first year.

Complex Tenancy Documentation

A couple managing a lease review remotely while still abroad.

Challenge

The client had found a property independently and was managing the process from abroad. The tenancy agreement contained several non-standard clauses, including an unusual dilapidations provision and a restriction on subletting that would have created problems for a planned three-month period of travel.

Approach

The agreement was reviewed clause by clause. A plain-English summary was prepared covering key obligations, notice periods, and restrictions. Three clauses were flagged for renegotiation, along with the likely landlord response to each. The advisor handled negotiations with the property manager directly.

Outcome

Two of the three flagged clauses were revised by the landlord. The subletting restriction was modified to allow short-term absences of up to ninety days with prior notice rather than prior approval. The dilapidations clause was reworded to remove ambiguity over normal wear. The clients signed with a clear understanding of their obligations.

Multi-Year Concierge Arrangement

A family managing a three-year tenancy with frequent international travel.

Challenge

The client family required a long-stay residence in KL but the primary earner spent significant time abroad. Household staff, building management communication, and the practicalities of managing a tenancy remotely were all concerns at the outset.

Approach

The Concierge Programme was engaged from the outset. Permata sourced the residence, coordinated the lease, managed move-in, and introduced two household staff candidates. The advisor acted as the primary contact for the property manager throughout the tenancy, handling requests and escalating where necessary.

Outcome

The family renewed at the end of year one and year two. The lease was renegotiated at a rate below the landlord's initial renewal proposal on both occasions. The tenancy was concluded at the end of year three with a formal handback coordinated by Permata, with the deposit returned in full.
